Largest deal in northern Sweden

Last week, Castellum announced the sale of 32 properties in northern Sweden to Diös. The property portfolio comprises centrally located office- and retail properties in Umeå (13), Luleå (9) and Sundsvall (10) with a total area of 216,000 sqm.

The gross sales price is SEK 4.6bn, representing a 16 % premium to the acquisition price. The estimated initial NOI yield is 5.1 %. Pangea Property Partners was sell-side adviser to Castellum in the transaction, which is one of the largest ever in northern Sweden.

The transaction is conditional on approval by the Swedish Competition Authority and an underwritten and fully supported preemptive rights issue in Diös.
